Q: How important are photos in vacation rentals?

A: So important! They are often the first impression that potential guests will have of the property, and can greatly impact their decision to book… or not book.

Q: Do I need to hire a professional photographer?

A: Probably, yes. While it’s not necessary, it’s highly recommended. Professional photographers have both the expertise and equipment necessary to take high-quality photos that will showcase the property in the best possible light. Q: Can I use my phone to take photos?

A: While phones can take pretty good photos these days, they will not have the same level of quality as professional equipment. Great photography is an investment that will almost certainly pay for itself, but we understand that sometimes the budget is tight. If you do choose to use your phone, make sure to take the photos in good lighting and with the best camera phone available to you. That said, we still recommend using a professional.

Q: How many photos should I post?

A: The number of photos you post will depend on the size of the property and the platform(s) you’re using. As a general rule, aim to post between 10-30 photos that showcase the property. Avoid duplicates and resist the temptation of cluttery photographs that don’t give insight into the space and it’s amenities.

Q: What are some tips for staging the property?

A: Ideally, there is no “staging” necessary. You want honest photos of a “guest-ready” home. That said, remember to remove any personal items, add fresh flowers or plants, use comfortable and attractive furniture, and make sure the property is clean and tidy. Don’t add amenities that are going to overpromise and underdeliver (if you don’t offer complimentary wine – maybe leave the bottle off the table for the shoot).

Q: Can I use old photos or photos from a previous listing?

A: Like phone photos, maybe it’s better than nothing, but it’s not recommended. Using old photos can mislead potential renters and lead to disappointment when they arrive at the property. Make sure to use current high-quality photos. A couple negative reviews that put a listing’s accuracy into doubt are a sure way to lose out on future bookings.

Q: Can I edit the photos?

A: Yes, if you have the know-how you can definitely edit the photos to improve the lighting, color, and clarity. However, make sure to not over-edit and make the property look unrealistic. The photos should accurately represent the property. Lastly, professional photographers will almost always edit photos for the above improvements while creating aesthetic continuity that gives potential guests confidence when booking. Q: Should I include photos of the neighborhood?

A: Yes, it can be helpful to include photos of nearby attractions, restaurants, and other points of interest. Use captions to ensure guests have realistic expectations and be sure you have the right to use the photos your posting.

Q: Do I need drone photos?

A: Maybe. Drone photographs can absolutely help your listing stand out, but not always in a good way. If your home is set on the beach or in the middle of the woods, yes – get the drone shots. A well-executed drone photograph can be the hero shot for a listing. Unfortunately, a bad drone shot can turn a potential guest off from choosing your property. If you’re not sure, consult with a pro!
